Casa Theodore is a spectacular 11 bedroom villa with 9 bedrooms in the main house and 2 bedrooms in our lower Ocean View Suite which offers a private jacuzzi, fully equipped kitchen, living room with tv entertainment, and a private terrace. This is a great option for those that want to upgrade their experience and have their own private oasis within the property. Our Ocean View Suite is also great for families and group leaders (corporate events)
$3,600 a night for Bedrooms 1-9 (please note this does not include our Ocean View Suite, bedrooms 10 & 11). Groups only needing 9 bedrooms do have an upgrade option to substitute 2 bedrooms for our Ocean View Suite for an additional $400 a night.

Most of the bedrooms have private bathrooms, king-sized beds, and eight have those splendid white water views. There is purified water running throughout the house, as well has Wi-Fi service. You can rest a bit easier in this luxurious villa.
Walk down the curvy staircase and you're immediately surrounded by lush, tropical flowers complete with the soothing sounds of ocean waves crashing and flowing water from the home rock waterfall. Enter the oversized, hand-carved wooden doors and you've stepped into a beautifully furnished modern villa, complete with plush leather furniture and original paintings. Mexican artwork is provided by local artisans within the home interior giving it that contemporary yet authentic feel. Enjoy the incredible white water ocean views from every room within the Villa or on the resort styled luxury pool deck. Nothing comes close to the breathtaking views from the heated Infinity pool.
Casa Theodore has an extraordinary outdoor area with an outdoor shower, large bar area with BBQ, and firepit with seating for ten. The Jacuzzi contains a waterfall that cascades into the infinity pool. Surrounding the pool are two king-sized tanning beds and teak lounge furniture. The pool deck also has seating for up to 24 people.
Perfect for a large group or a multi-generational family, Casa Theodore is sure to be the villa to serve your every need. We do offer special packages for Corporate Retreats, Weddings, Birthday parties, Fishing or Golf, Bachelor/Bachelorette parties, as well as Holiday packages.
Standard rates are based on 9 bedrooms, and additional guests are $200 per guest per night plus taxes.
Bathroom amenities include soap, shampoo, condition, and Q-tis located in designer, monogramed, marble dispensers. There are also blow dryers and irons for your convenience. Every bedroom comes with its own privacy safe, and there is also an intercom system to communicate room to room. Thanks for your assistance in this matter.

Michael and his team were first class our entire experience. Rodolfo the concierge was excellent, along with all of the staff that supported us during our stay. Our stay at Casa Theodore Villa was magical! The grounds are stunning and immaculate. The villa is the perfect blend of private space and communal areas for connection. The beds are very comfortable, and the AC works well. No complaints there. The pool and outdoor areas are so inviting; total relaxation was had. All in all, a gorgeous property. Now for the best part, the amazing staff! They were so attentive and anticipated all of our needs. They accommodated our stay here over more wonderful. They were a joy to get to know and so kind. Our villas are located in the Pedregal, a gated private residential community. We wish to remind our vacation guests that many full-time residents also live in this area. We must ask our guests to be considerate of all parties, and that you extend common courtesy and abide by a few simple rules.
- Excessive outdoor noise is prohibited at all times, but please note that this is especially true from 10pm-7am. Please also note, that the HOA does offer one warning, and then will charge a $1,000 noise fine.
- Consumption of alcoholic beverages in public areas is prohibited, as well as public nudity.
- Only registered guests are allowed in the villa. Any additional guests are subject to an additional cost.
- Night security guard is required at a cost of $300 per night plus taxes.
To ensure the enjoyment and use of these properties, for all concerned persons, we require that a list of all guests staying in the villa during your stay be submitted prior to your arrival date. Each registered guest will be checked-in upon arrival, and only pre-registered guests will be granted access. (Guest list form must be sent a few days prior to arrival.)
Casa Mega Point, Inc. and its onsite property managers reserve the right to remove the entire party if any one rental guest is in violation of the above rules, without refund. Please respect the property you are using as if it were your own.

- Any damages incurred to Casa Theodore, its furnishings and grounds, by guests during their stay will be their responsibility.
- Water or electricity may be shut off due to natural causes.
- There is a $100 per day resort fee, which includes daily maid, maintenance, and concierge services.
- Bedrooms are rented in numerical order, any deviation will result in an additional cost.
- There is a 2 person maximum per bedroom, couples or families only.
- All male or all female groups have a 1 person maximum per bedroom, along with a four night minimum.
- All bachelor, bachelorette, and wedding parties will generate a $300 per night fee for security guard plus tax & service charge.
- Wedding parties must pay a $500 event fee, per event. Anytime there are outside guests invited, it is considered an evet. All events will be limited to a maximum of 22 guests, without prior written approval.
- Any additional guests will each generate an additional fee per night, subject to approval by management.
- Check-in time: 3:00 PM Check-out time: 11:00 AM.
- Early check-in / late check-out may be available and is subject to a $250 fee per hour.
- We do provide washers and dryers, along with laundry soap for guests to use. Our staff does not do guests’ laundry.
- We do offer a firepit for usage, and that comes with one free gas tank for every 3 day rental. If you require more gas tanks, they can be provided at $25 per tank.
- Excessive outdoor noise is prohibited at all times, but please note that this is especially true from 10pm-7am. Please also note, that the HOA does offer one warning, and then will charge a $1,000 noise fine.
- Consumption of alcoholic beverages in public areas is prohibited, as well as public nudity.
- No smoking is allowed inside the villa, and is subject to a $500 fine per infraction. Smoking is allowed in outside public areas.
- Only registered guests are allowed in the villa. Any additional guests are subject to an additional cost.
- Lost key is subject to a $100 fee.
- No refunds will be made for any services booked through Casa Theodore, Inc. with less than 48 hours notice of cancellation, and will incur a 10% administration fee.
- We have privacy safes in every bedroom, and we are happy to show you how they work. If you need help opening one of these safes during normal business hours (7am-5pm), there will be no additional charge. From the hours of 5pm-10pm there is a $25 charge, from 10pm-12am there is a $50 charge, and after 12am there is a $100 charge.
- Casa Theodore, Inc. does not allow any outside vendors that are not pre-authorized in writing. Any vendors brought to the villa will result in a $500 charge for the first instance, and $1,000 for any additional instances. Outside vendors include any staffing, pre-stocking, chef services, or service providers.
- In the event of guest cancellation, with 45 days (non-holiday) or 90 days (holiday) written notice guest will receive a full refund minus a 10% administration fee. Under 45 days (nonholiday) or 90 days (holiday), guest will receive a refund only if the villa can be re-rented, and subject to a 10% administration fee. In the event of guest cancellation under 45 days (non-holiday) or 90 days (holiday), there will be no refund.
- (Remove space above) Standard tipping is between $30-$100 per person for house staff with a 3 night rental. With a 4+ night rental, we recommend between $50-$200 per person for house staff. For all services, we recommend between 10%-20% for total cost of services. Please note credit card payments are not accepted for tips
